How the formulas work

Base price from size and bathrooms

E25=ROUND(B5*E5+B7*E6,2)

Square feet times your base rate, plus a fixed amount per bathroom, because bathrooms take far longer per square foot than bedrooms. 2,200 sq ft at $0.09 plus 2.5 bathrooms at $18 is $243.

Discount for the frequency

D26=XLOOKUP(B8,D13:D16,E13:E16)

XLOOKUP finds the frequency typed in B8 in the table and returns its discount: 15% for biweekly. E26 turns it into dollars. Type the frequency exactly as it is in the table, or use Data > Data Validation > List on B8 to pick it from a dropdown.

Price per visit, never below your minimum

E28=MAX(E9,E25+E26+E27)

Base price, less the discount, plus add-ons. MAX returns your minimum when a small home would come in under it, so you never drive across town for $90. Here the visit is $286.55.

Estimated hours from your production rate

E31=ROUND(B5/E7+SUMPRODUCT(B19:B23,D19:D23)/60,1)

Square feet divided by how many square feet one cleaner does in an hour, plus the add-on minutes. Time your own team on a few homes to set E7; a first deep clean will take longer than this.

Revenue per cleaner hour

E35=IF(E31>0,ROUND(E28/E31,2),0)

The price divided by the hours it should take. It is the quickest way to compare a quote with your other jobs: if it is well under your average, the price is too low for the work.

FAQ

How do I price house cleaning by square foot?

Multiply the home's square footage by your base rate per square foot, add a set amount per bathroom, then apply your frequency discount and minimum: =MAX(minimum, sqft*rate+baths*bath_price - discount). Set the rates from your costs and local market.

How much discount should recurring cleaning clients get?

It is your choice; many companies give weekly clients the biggest discount and monthly the smallest, since homes cleaned more often take less time. Put the discounts in a table and test what each does to profit per visit before you change them.

How do I estimate how long a cleaning will take?

Divide square footage by your team's production rate (square feet per cleaner hour) and add time for add-ons. Measure your own production rate on several real jobs; it varies a lot with home condition and clutter.
